Common driveway problems
Driveways here face sprinkler overspray that leaves hard water stains, oil drips, tire marks, brine in winter and freeze-thaw scaling. Cracks appear as soils settle under new construction. Restoration often makes more sense than replacement.
Our process
- Inspect for settlement, drainage and damage
- Clean and remove stains and mineral deposits
- Repair cracks and spalls
- Resurface scaled areas if needed
- Seal or coat
Resurfacing
Polymer-modified resurfacers restore a uniform surface over scaled concrete, finished with a broom texture for grip.
Sealers and coatings
Penetrating sealers protect without changing traction. Tinted coatings even out color on patched or stained driveways. We avoid slick finishes outdoors.
HOA considerations
Some associations regulate driveway colors. We can provide samples and product data for approval.
Settlement and cracks
New subdivisions often see soil settlement that cracks driveways. We fill cracks to keep water out and point out areas that may need other work.
Scheduling
Driveway work is done in dry, warm weather, typically spring through fall.
Hard water stains
Sprinkler systems in local yards often spray onto driveways and walks, leaving white rings of mineral deposits that build up over time. Regular cleaners do little. We use specialized cleaners and techniques to remove these deposits before sealing, and we recommend adjusting sprinkler heads to reduce overspray. Sealed concrete resists new deposits and makes them easier to clean off.
Oil and tire marks
Oil leaks and tire marks build up near the garage. We treat oil stains with degreasers and poultices, then seal the surface so future spills sit on top longer and can be wiped away.
Repair or replace?
If a driveway has heaved, sunk badly or broken into many pieces, restoration will not last. If problems are mostly surface stains, scaling and a few cracks, restoration is usually the better value. We check slope, drainage and edges before recommending anything, and we will tell you if replacement is the better choice.
Snow removal
Plastic shovel blades and snowblower skids set slightly high protect sealed and resurfaced driveways. Limit deicers on new concrete in its first winter.
Cost
Restoration costs a fraction of replacement and takes days instead of weeks. Our quotes list each step so you can see what you are paying for and choose options.
Commercial drives and lots
We restore and seal entry drives, sidewalks and small lots at offices, retail centers and apartment communities, improving appearance and safety.
Garage apron coordination
The apron in front of the garage door collects the most brine and tire marks. If we are also coating your garage floor, we coordinate the apron so the transition looks clean and the edge where the door closes is protected from water intrusion.
Drainage
Standing water on a driveway freezes and damages the surface. We note low spots and drainage issues during the inspection and discuss ways to direct water away from the slab and the garage.
Curb appeal and resale
A clean, even driveway improves curb appeal, which matters when selling or renting a home. Restoration is one of the most cost-effective exterior upgrades.
What to expect on project day
We block off the driveway, clean and treat stains, make repairs and apply the sealer or resurfacer. Most driveways are walkable the same day and ready for cars within one to three days depending on the product and weather. We let you know ahead of time so you can park on the street.
